First impressions: What buyers notice in the first five minutes

Just like on a first date, the clock is ticking and first impressions are made in an instant on a property viewing. But what exactly do prospective buyers notice in those first few minutes and how can you ensure your property charms them enough to warrant a second rendezvous?

Kerb appeal

On a viewing, the first impression of your property will be formed before a potential buyer has even walked in your front door. It means that the route up to your entrance must be enticing enough to attract them in and eager to see more, rather than wishing they hadn’t bothered.

A clean and tidy driveway or path is essential; no overgrown weeds or shrubbery will be tolerated here. Potted plants can add extra appeal and can move with you. You should also ensure the front of the property itself looks neat and tidy, with windows and doors cleaned and sparkling and replacing or renewing anything that looks tired or worn.

The general ambience

Buyers will be using all their senses as they walk into the property and what they can smell will be a huge part of that. The scent of damp dog can put off even the most avid of canine lovers, while even the lingering aroma of last night’s dinner or the mustiness of damp washing can be off-putting. Subtle, attractive fragrances work best.

Similarly, an overly cluttered, busy environment will have potential buyers tensing up rather than relaxing. Opening windows to air the property – and to bring in the sounds of the garden – could help create a more welcoming environment. Introducing as much natural light as possible will also enhance the ambience, so curtains should be opened and dark spots lit with subtle lighting.

Cleanliness and maintenance

A prospective buyer is unlikely to run their finger over every surface (although your cleaning standards should be up to such investigation), but they’ll notice grubbiness instantly. That can signal disrepair and disrespect for the property which could turn them off before they’ve even had a good look round.

A thorough clean and tidy must accompany your decluttering, while any yet-to-be-completed maintenance tasks must be tackled, even if they seem inconsequential, such as a leaky tap or mouldy bathroom sealant.

Space that suits them

A prospective buyer is viewing your property because they can imagine themselves living there, but you may need to give them an extra nudge when they see it in person. They should, within those first five minutes, already be imagining their family dinners at the table that’s set up like yours, or the potential for the spare room to be a home office. Giving each room a clear purpose, even if that’s not how you use them yourself, will be key.

There will be much more for them to see on a viewing than the first five minutes allows, but by then they are likely to have already decided whether they are keen on your property or not. Creating the right first impression really will help prospective buyers fall in love with your home and make your sale.
