A short history
Until the late 19th century, Tottenham was a village on the banks of the river Lea, populated by the middle classes. With the arrival of the railways, there was a huge increase in population, a trend that has continued since, with Tottenham one of the most diverse places in London. The latest huge new investment programme will influence Tottenham’s community yet again and the area will no doubt continue to thrive and evolve.

Tottenham is home to two tube stations, Seven Sisters and Tottenham Hale, both on the Victoria Line, allowing you to reach Oxford Circus in just 15 minutes.
There are also six National Rail stations, Seven Sisters, White Hart Lane, Tottenham Hale, Bruce Grove, Northumberland Park and South Tottenham. Liverpool Street can be reached in quarter of an hour, and Stansted in just 40 minutes.
Shopping, eating and drinking
Tottenham High Street has a vibrant, colourful feel, with an eclectic range of shops and restaurants.
For big brand names, head to the Tottenham Hale Retail Outlet, where you’ll find the likes of Next, Boots and TKMaxx.
If you fancy eating out, Banana African Restaurant & Bar is a favourite among locals, serving authentic African cuisine and holding regular events and music nights. Chick-King, a few minutes away from White Hart Lane has queues outside of the door on match days. The Beehive Pub is great for families, with good food and friendly staff. For a craft-beer experience, head to the popular Beavertown Brewery.
Things to do
There’s a surprising amount of green space in Tottenham. Downhills Park, Lordship Rec and Chestnuts Park are all ideal if you need to relax and switch off from city life. The River Lea is a great place to walk or jog, or head to Tottenham Marshes for some fresh air. The area also hosts the state-of-the-art Lee Valley Athletics Centre, the largest in the South of England.
A pleasant afternoon can also be spent at the Bruce Castle Museum, a Grade I listed 16th century manor house set in 20 acres of parkland. You’ll find the Borough of Haringey's local history collections, archives and art exhibitions, plus regular historical and arts events.
Of course, central to the identity of Tottenham is Tottenham Hotspur Football Club. Work has begun on the new 61,000-seater stadium, with the development expected to provide a major boost to the local economy. Not just a stadium, the new Stadium Scheme will create 585 new homes and jobs alongside visitor attractions.
The Tottenham Experience will fully restore and bring back into use the Grade II listed Warmington House. There will be a Museum of Tottenham Heritage, allowing people to access historic archives, collections and stories about the local area. An interactive Club Museum will use interpretive media to tell the Club’s history. Kinetic motion-sensor Skills Booths will allow visitors to test their skills against key players past and present and to re-create memorable moments from the historic archives. An immersive Cinema will be a venue for local community events.
For thrill seekers, the Sky Walk will allow visitors to climb the exterior of the stadium. There will also be an Extreme Sports centre offering a climbing wall and other high performance activities.
Homes will be arranged around a public square and landscaped outdoor garden areas, including a children’s playground, outdoor gym and an NHS Health Centre.

Kings have been swift in the support and delivery of the estate management and conveyancing service. I have loved the modern interactive dashboard and have used this to monitor my conveyancing actions and those of the covenyancer so I can keep up to speed on how things are progressing. I have been well supported in particular by Hussain at the estate agency and Harsal at the coveyancing service who have both been supportive, quick to act and respond in a timely manner. I would like to thank Hussain and Harsal for all they have done. I have at times had issues with other members of the estate agency - they can be very pushy on the behalf of the seller and as a buyer you can feel less supported. Kings are also pushy to make you take out the estate agency, mortgage advisory and conveyancing services all with them. I would highly recommend that buyers keep one or two of these three roles independent of Kings so that you have some control and influence in the buying process outside of Kings. I kept my mortgage advisory service separate to Kings and this has been really beneficial for me - I have felt that this role really worked for me as a buyer rather than all roles working for the seller. Consider what works for your own personal circumstances. There have been some mistakes and hiccups in the process and I have shared feedback regarding times where customer service has been less than what has been expected. My review has been revised to reflect this.

They could improve by caring about the tenants...
Everything was going great and smooth until the point we had a minor issue with one of the locks in our new property. We flagged the problem on a Wednesday and it wasn’t only not resolved as soon as you would expect after paying a rather hefty agency fee compared to other agents, but... 5 days later it has escalated to the point we had to find a place to sleep at 2.30am (after finishing a 16 hours long day at work) because we couldn’t get in the house due to them ignoring our request to resolve the issue. The following correspondence was just as poor as you can imagine.
The lock has been eventually replaced, but no flexibility in working with us regarding getting the keys to us, no clear communication, just plain ignorance.
Nobody showed any interest in whether we are fine or not with their solution that has been un-negotiably forced on us, ever since.
Spent an extra £150 each because of their negligence and they refused to send a cheap courier with the new set of keys to Central London, without the slightest will for giving us a decent explanation.
Appalling people skills left, right and centre.
Disappointed to the core. Not again!l

Thank you for your feedback . We take all feedback good or bad very seriously and so we're upset to read and note your comments . We have now spoken to the Lettings Manager of the office concerned, who informed us she had tried to sort these issues as quickly as possible, knowing it was an urgent matter.We did our best to solve these issues promptly and ultimately the Lettings Manager arranged for one of our contractors to change the communal lock and we as a business covered the cost the same day. Although I am aware it was frustrating and not what you desired unfortunately we could not put the key in a taxi as requested by yourself and send this to you for security reasons .We instructed the contractor to change the lock and give you an original key, so you wouldn’t have this problem again. Which I believe he did . I can assure you the Branch tried everything possible to speed this process up, but we were waiting on numerous parties to be in a position to carry out this work. We apologise once again for the upset and distress this may have occurred and hope your tenancy going forward is much smoother. Thank you

1) People are very slow to resolve problems;
2) So many different people dealing with my property;
3) I have been your customer for 5 years and living abroad I don´t get the service I should deserve;
4) You don´t help me or make my life easier when I have a problem with the current tenant living in my property;
5) You make excuses and do not provide efficient solutions for resolving an issue with my property;
6) Some of your staff are really rude, I can´t believe that is the type of people you recruit to give services to your clients;
7) Your employees must provide their mobile telephone number to your clients, so in my case, as one of your clients living abroad can get in touch quickly and effectively by using tools such as WhatsApp which is cheaper for me but also for you, to avioid paying fares calling abroad;
8) And many more complaints...

We are sorry to hear you are not happy with the service and Tenant that has been placed in your property . As we have informed and discussed with you , we are aware there has been some allegations reported to our office regarding the tenant who has recently moved into the property. As soon as the allegation was bought to our attention we promptly acted to book an inspection and are attempting to deal with this issue for you as a matter of urgency and take situations of this kind extremely serious . As you are aware there are different departments within Property Management and there may be different people dealing with your property from time to time but please be aware everything is documented on our system and will always be dealt with efficiently. We appreciate your loyal service over the last 5 years and will do all we can to get any issues rectified as soon as possible We have notified the person who has informed us and yourself on the action we will take next. We will need to carry out a property inspection which has been booked in for Saturday 27th January 2018, this is the earliest we could book the inspection in for as we do need to legally notify the tenant. Unfortunately we cannot provide staff mobile numbers and we have never used WhatsApp to communicate with our clients, If email communication is easier this can always be our first point of contact with you.We will attend the property and report back to you on Monday 29th January with our findings and from there can make a decision on how to proceed next in regards to the issues raised. Once again our sincere apologies for any distress caused but rest assured we are working on your behalf to address this .

I have been mislead by Abbie about the keys that we will receive for our new house. She clearly said that we all will get one set of keys each and at the end she gave us one set of key and told us that she only promised one set. We have paid £14 for the keys. I really wonder why we have paid £600 agency fees as she particularly haven't done any job.

Sam was brilliant, all the way through from the property viewings to completion he went out of his way to help us. He was contactable throughout the process and kept us updated on everything. We requested multiple viewings so our family could see the property and he was happy to accommodate our requests.
John Pringle was our mortgage advisor and he also provided a great service. He knew exactly how to secure the mortgage we needed and we left everything to him!
When Sam was away, the rest of the Kings Group team were very helpful.

My first experience with Kings ( letting agents) was not so good however, the management team are always willing to help and get the things sorted. I had several situations where I had to contact the management team and they were very helpful and supported me with any queries I had. I am very happy with my overall experience.
I think that some of your letting agents are not so helpful as they should, based on what happened when this property was rented to me, I really had to "fight" in a sense that the property was not clean, the toilet was disgusting and I came over to realise that no inspections was done or what-so-ever and the manager at High Road Tottenham refused to see me and passed onto another guy to deal with it. I felt very bad about that and at that time I was pregnant so the situation were even worse for me.
There some situation here and there that needs to be delt with more efficiently and I completely understand that many of the issues have to be approved by the landlord first but I am very happy with my experience here and I would definitely recommend Kings to my friends and family.

As a first time buyer the whole mortgage process can be daunting but our advisor Patrycja M guided us through every step and explained each process clearly and professionally. She was always available and willing to provide advice and options even if we wanted to go a different route.
Our experience was of having some one fighting in our corner!
It was a great to have some one deal with banks, estate agents, solicitors and other brokers especially when things were not going smoothly. We were impressed with her ability to get things done in a timely manner and with her level of relentless energy!
We would and have, happily recommend Kings Group LLP's service especially Patrycja to our friends and family whose opinion is important to us.

I'm a first time buyer and have come across a lot of different agents especially around Tottenham. I believe I was looked after a young man called Samik and I was extremely impressed with the exceptional customer service that he provided. My work schedule isn't the most convenient for taking viewings but Sam worked around this and demonstrated to be flexible yet still efficient and proactive. I felt Sam took a personal approach and took the time and effort to carefully listen to my needs and requirements during my search. These qualities are difficult to find among estate agents these days but I felt Sam definitely delivered on this and was shocked when he told me he wasn't the manager! I will be recommending this young man to many of my family members who are actively looking within the market and would like to say thank you to Sam for making my experience at Kings a memorable and enjoyable one.
